3 Things I’m Holding Onto Right Now

1) Margin of Safety or Don’t Do the Deal
If you’re paying market price, you’re not creating equity—you’re hoping for it. Buy $1M for $800k or keep walking. The buffer you negotiate on day one is what saves you when rehab budgets swell or rents lag.

2) In Risky Cycles, Lead With Sweat Equity
High rates + cap rate expansion + “extend & pretend” = uncertain valuations. Deploy time before you deploy dollars—manage units, shadow a seasoned operator, or join a team. Stay in the market without risking your last $50k.

3) Relationships Are the Fast Track to Equity
Deal flow follows trust. Become the person who knows neighborhoods cold, brings real opportunities, and can operate. That’s how you earn GP slices with little cash—because you’re the value.
