Your split climbs with your closings.New agents start at 60/40. Your split steps up as you close more homes in a calendar year, and the count starts over every January. The climb is automatic. You hit the closings and it moves. Experienced agents can start higher on the ladder based on their production. We’ll show you where you’d start, and the net figure for every rung, in your offer.
Deals you bring. On a client from your own sphere or marketing, nothing else comes off the top. @properties takes its brokerage share, then your split applies.
Leads Roots provides. When Roots provides the client, a referral comes off the top before your split: 25% on a buyer or website lead, 35% on a listing lead. Roots covers the @properties share on those deals.
The admin fee. Each file carries a $500 admin fee that your client pays at closing, $250 when the same client closes again that year. It doesn’t come out of your split.
What you cover.Board dues and MLS access, licensing and CE, e-key and lockbox fees, listing photos, sign fees, and your own phone and travel. Roots covers the CRM and tools, business cards, signs and lockboxes, marketing collateral and transaction coordination.
Your license.Roots Realty Co. is a team at @properties. Your license is held at @properties, our brokerage, and Roots runs the team around you. Already at @properties? Your license and managing broker stay where they are.

Connected to the Roots CRM
The Roots CRM: know more before you call.
1
A client tells us what they need.
A planning quiz, a buyer, seller or investor intake, a resource request, or a showing request.
2
The context stays with the contact.
Their answers, requested resources and history land in the CRM. Routing considers existing relationships and any agent the client asked for.
3
You follow up with a purpose.
Start the consult with their questions already in hand. The relationship is still yours to build.

Meet Amanda Henriott, 2026 Chair of the MIBOR BLC Policy Committee.
Licensed in Indiana · Roots Realty Co. at @properties
Amanda spent nearly 20 years in retail management, then worked a brokerage front desk that paid for her license. She was licensed on March 17, 2022, joined @properties in 2024 and Roots in 2025.
No. We talk with experienced agents, newly licensed agents and people still working toward a license. Tell us where you are today so we can have the right conversation.
Do I need to own investment property?
No. Roots was founded by investors, and agents who invest work here too. You’ll learn to look at a home the way an investor does, but you don’t need a rental to serve clients well.
How do splits and fees work?
New agents start at 60/40, and your split climbs to 65/35, 70/30 and 75/25 as you close more homes in a calendar year. On leads Roots provides, a referral of 25% (buyer or website) or 35% (listing) comes off the top and Roots covers the @properties share. Your client pays the admin fee. We’ll put every number in writing before you decide.
Does Roots provide leads?
Yes, though we won’t promise you a number. Inquiries come from the Roots website, client quizzes and intakes, company intro calls and BiggerPockets. They go to agents in the team’s lead pools, and a lead nobody works moves to the next agent. We expect a response within 20 minutes, and clients Roots provides stay with Roots. You’re still the driver of your own business.
Where will my license be held?
At @properties. Roots Realty Co. is a team at @properties, so your license is held with the brokerage and Roots runs the team around you. If you’re already at @properties, nothing about your license moves.
What support do newer agents get?
A 12-week onboarding program: a weekly call with your mentor for your first 90 days, a reading list, coffee with everyone on the team, and a scorecard at day 90. Add the Tuesday team meeting and teammates who’ve worked through the same deals. The standard is clear too: 10 open houses in your first month and 2 or more closings a month within 90 days.
Can I work part-time?
Our standards are written for full-time agents, including the Tuesday team meeting and 2 or more closings a month within 90 days. If you’re part-time today, tell us your plan and we’ll be straight with you about whether it fits.
I’m not licensed yet. Can you help?
Yes. Start a conversation and tell us where you are in the process. Once you’re licensed, your license is hung with @properties and onboarding starts.
What should we discuss before I make a move?
Your goals, how you work today, how much support you want, and what you’d need to see to make a move worth it. Bring your questions about money, leads and expectations. We’d rather answer them up front.
Your application goes to the Roots team. If it looks like a fit, we’ll reach out to set up a conversation, usually over coffee or a visit to the office. If we both want to keep going, you get a written offer before you decide anything.
