Issue 04  ·  November 2026
Hey neighbor,
New here? Mile Square Monthly is a once-a-month Indy guide from the Roots Realty Co team, the folks behind Indy Street Sweep, sent to neighbors we have met along the way.
November is when the city starts to glow. The holiday markets open, the ice goes down outside the Fieldhouse, and Newfields lights up the garden for Winterlights. We promised you the holiday markets last month, and here they are.
Here is the month in one place, plus a German restaurant inside one of the most beautiful buildings downtown, the historic neighborhood right next to it, and a Wednesday morning coffee we would love to see you at.
Not your thing? Totally fine. Unsubscribe here and we part as friends. Otherwise, let's jump into it!

Restaurant of the Month
The Rathskeller
401 E Michigan St · Lockerbie Square · Open Daily
It lives inside the Athenaeum, the brick landmark that German-American architects Vonnegut and Bohn designed in the 1890s as Das Deutsche Haus, and it is often called the oldest restaurant still running in the city. The dining room feels like an old Bavarian inn and the Kellerbar feels like a beer hall. Save it for a cold night and order the German classics. The dining room is family friendly and takes reservations. The bars and Biergarten are 21 and up.

Real Estate Pulse
Indianapolis homes took a median of about 34 days to sell in the first half of 2026, nearly eight days longer than a year earlier according to Redfin, so if you have been waiting for a little room to negotiate, see what is on the market or grab 30 minutes with our team.

Neighborhood Spotlight
Lockerbie Square
About three quarters of a mile northeast of Monument Circle, between Michigan Street and New York Street.
Lockerbie Square was laid out between 1847 and 1850, and so many German immigrants settled here that it was once called Germantown. In 1973 it became the first historic district in Indianapolis on the National Register. The whole thing is only about eleven acres of Federal, Italianate and Queen Anne homes, most of them built between 1855 and 1930.
The poet James Whitcomb Riley lived here for more than twenty years, and his house on Lockerbie Street is now a museum. Lockerbie Street itself is still cobblestone. Walk it after dinner at the Rathskeller, which sits right on the edge of the neighborhood.

What we like
Some of the oldest homes in the city on quiet, tree-lined streets. You can walk to Mass Ave, downtown and dinner without getting in a car.

Be honest about
It is tiny, so homes rarely come up for sale. Parking is mostly on the street, and because it is a historic district, changes to the outside of a house go through a city review first.

Who sends this
We are Roots, a real estate team here in Indianapolis. We started the Street Sweep and our real estate events because we love this city and want to know the people in it. If you ever want to talk through a real estate decision, a neighborhood, or you are just curious what your place is worth these days, just reply to this email. We will tell you what we know, or point you to someone who knows it better.
That is November. If someone you know would get something out of this, forward it along. And if there is an event we should have on next month’s list, reply and tell us. We read every one.
See you out there,
