Happy Friday!
I don’t have three crazy real estate deals to dish out this week (although WOW — you all were fired up about that cash flow last week 😮🔥). I do have one deal coming that has the potential to be just as popular. More on that soon.
This week I’ve been in reflection mode — yesterday I turned 25.
This past year honestly felt like the longest year of my life, in the best and hardest ways. I completed my first full year as a dad. My relationship and faith in the Lord grew deeper than ever. And I crossed a few milestones I don’t want to gloss over:
I now have 15+ people fully employed by companies I own
Roots was involved in 200+ real estate transactions this past year
GNC is back on the rise
Very grateful. Very aware it all takes stewardship.
Indy Isn’t a “Big City”… it’s becoming one 👀(w/ Ian DeFelice)
We just had Ian DeFelice on The Roots Podcast — our first-time homebuyer killer and the guy who quietly keeps the whole team lifted behind the scenes.
Ian said something I loved:
He never thought he’d be a big-city person… but Indy is different.
Not because it’s flashy — because it’s connected.
You’ve got proud little pockets like Broad Ripple and Fountain Square, but somehow the city still feels small enough that you’ll run into 10 people you know at a random concert and think nothing of it.
The biggest takeaway wasn’t even real estate though:
If you’re struggling to find community, be genuinely curious.
Not networking. Not “what can I get from you.”
Just sit down with no agenda and actually care about people.
Ian’s answer to the “billboard on 465” question hit hard in the best way:
“Who is Jesus to you?”
Because if you get that question right, everything else starts to get clearer.
If you haven’t listened yet, go run that episode — it’s one of those that sticks.
If even slightly interested in this deal hit reply! I would love to have a conversation, even if it’s just out of curiosity.
PROPERTY OF THE WEEK: 3942 Cornelius Ave
The Quiet Duplex That Checks Every Box in Indianapolis
This is the kind of deal serious investors love—simple, stable, and flexible.
Located in a strong Class B neighborhood near Butler University, Broad Ripple, Tarkington Park, and downtown Indy, this duplex sits in a renter-heavy area where demand stays consistent regardless of market cycles.
The Snapshot:
One unit leased at $1,200/month (tenant pays all utilities)
One unit vacant, with market rents at $1,250–$1,300/month
3 bed / 1 bath per side
Hardwood floors + detached two-car garage
For investors, this is immediate cash flow with upside—lease the vacant unit at market and boost NOI from day one.
For owner-occupants, it’s an ideal house hack: live in one side while the other offsets your mortgage, letting you build equity in a high-demand area.
No heavy value-add required.
No speculative rent growth assumptions.
Just a duplex that works whether you’re playing it safe and steady or using it as a smart first move into multifamily.
Cash flow now. Flexibility always.
