Last Friday I went to a conference in Chicago called the Pro-Housing Lab. We got to hear from a variety of Pro-Housing advocates, including Illinois Governor JB Pritzker. Here's what I took away: America does not have enough houses, mostly because local governments make it hard to build them. If you can change zoning at the town level to allow more units up, you solve the supply problem and you are sitting on an enormous opportunity while that changes.
That is the investing thesis in one sentence. Supply stays constrained, demand does not slow down, and the people who own the doors while that is true are the ones who win. So let's get you some doors.

A remodeled 1925 bungalow duplex, both sides occupied at $1,000 each. On our model that is about +$46 a month and 1% cash-on-cash day one, which is thin. Here is why it is on the list anyway: the median 2 bedroom rent within a mile is $1,213. Both sides are sitting roughly $200 under market. You are buying the gap.

Three units, all rented, $3,700 a month coming in right now. Completely remodeled in 2024: heat pumps with mini splits, electrical, plumbing, insulation, windows, roof, new kitchens and baths in every unit. On our standard model it runs about +$968 a month at 15.1% cash-on-cash, which is the best thing I have underwritten in weeks. Two days on market. This one will not sit.

A 2018 build, side by side, and each unit is its own parcel. Three bedrooms, two and a half baths, finished attic, full basement, detached garage and a fenced yard on each side. Bank owned and sold as-is. The reason it is here: the last two duplexes to close nearby on Ruckle went at $406,000 and $422,000. This is asking $375,000.
Straight talk, because I would rather you hear it from me. At market rent of about $1,500 a side and the conservative 2% Indiana tax cap, it runs negative, about -$217 a month. Taxes are the swing: it is two separate parcels and the MLS shows one figure, so verify the real combined bill, and it tips positive if it lands nearer the listed number. This is an appreciation and equity play with a below-comp basis, not a cash flow deal. Buy it for that or do not buy it.
