Indianapolis picked up 2.09 inches of rain to open August, the fourth-wettest start to the month on record and the wettest since 1979. Parts of the metro north of I-70 got four to five inches out of Saturday alone. We are already at roughly 65% of a normal entire August in the first few days.
Which means your house just ran a free diagnostic on itself, and the results are sitting in your basement right now.
Go look. Seriously, before you read the rest of this. What you find in the next ten minutes is worth more than anything I can tell you in the abstract, because a wet-weather event is the only time a lot of these problems are visible at all.
The ten minute walkthrough
Do this while the ground is still saturated.
Start outside, at the downspouts. Where does the water actually land? If a downspout dumps within three feet of the foundation, that is your first problem and also your cheapest fix. Extensions run about $15 at any hardware store and should carry water at least four to six feet out. This one change resolves a meaningful share of the wet basements I see.
Look at the grade. Stand at each corner of the house and look at the slope of the dirt for the first ten feet. It should fall away from the foundation, roughly six inches of drop over that ten feet. In a lot of Indianapolis subdivisions built in the 1980s and 1990s the ground has settled over thirty years and now slopes back toward the house. If you see standing water against the foundation the day after a storm, that is the answer.
Check the window wells. If they are holding water, the drain in the bottom is clogged or was never connected. Water sitting in a well against a basement window will find its way in.
Now go inside and use your nose first. A musty smell in a basement that did not have one last month means moisture, whether or not you can see it.
Then look where the wall meets the floor, all the way around. That joint is where water shows up first. You are looking for damp patches, a chalky white residue, or a stain line that shows how high water stood.
Look up at the joists near the exterior walls, and check behind stored boxes in the corners. Corners are where people stack things and never look again.

The single most useful distinction on that list is vertical versus horizontal. A vertical hairline crack in a poured concrete wall is extremely common and usually cosmetic. A horizontal crack in a block wall means soil is pushing the wall inward, and that is a structural conversation. Inspectors flag both. They are not remotely the same problem.
Test your sump pump today
If you have a sump pit, this takes two minutes and almost nobody does it.
Pour five gallons of water into the pit. The float should rise, the pump should kick on, and the pit should empty. Then go outside and confirm the water is actually coming out of the discharge line and away from the house.
Three failure modes I see constantly. The pump runs but the discharge line is clogged or disconnected underground, so it is quietly pumping water back against the foundation. The pump is on a GFCI outlet that tripped at some point and nobody noticed. Or there is no battery backup, which matters because the storms that flood basements are the same storms that knock the power out.
A backup unit runs $300 to $600 or so. If your finished basement depends on a single pump on a single circuit, that is a thin margin.
What Indy inspectors actually flag, by era
Indianapolis housing stock spans about a century, and water shows up differently in each era.
Pre-1950 homes in Irvington, Fountain Square and the bungalow belt typically have stone or block foundations with no exterior waterproofing and no interior drain tile, because neither existed when they were built. Some seasonal dampness is normal and expected in these. Active flowing water is not.
1980s and 1990s subdivisions in Greenwood, Lawrence and the southside are the grading story. The house was graded correctly in 1994 and the soil has settled since. Re-grading a typical lot runs $500 to $2,000 and is one of the most commonly negotiated seller credits in this price band.
New construction in Westfield and Noblesville has the opposite problem: lots graded during dry conditions that settle after the first real spring. Water pooling near the foundation of an eight month old house is not unusual, and it is a builder warranty item if you catch it inside the first year. Document it now, with photos and a date.
If you are buying right now
This week is genuinely useful timing. Ask your agent to get you into the house while the ground is still wet. A basement that has been dry for three weeks tells you very little; a basement two days after four inches of rain tells you almost everything.
Three things worth doing:

- Read the fresh paint. Freshly painted basement walls on an otherwise untouched house are worth a question. Sometimes it is just tidying up before listing. Sometimes it is covering a stain line.
- If anything looks structural, hire a structural engineer, not a waterproofing company. An engineer charges a few hundred dollars for an opinion and sells you nothing. A waterproofing contractor gives you a free inspection and sells you a system. Both have their place, but only one of them is disinterested.

If you are selling this fall
Handle it now rather than in the middle of negotiation.
Fix the cheap causes first, because grading and downspouts resolve a surprising share of complaints for a few hundred dollars. Then, if you have had real water intrusion, get it properly repaired and keep the invoice. A documented repair with a receipt is a far better position than a disclosed problem with no paperwork, and it is a much better position than a buyer's inspector finding it for you in October.
A pre-listing inspection is worth considering if you have any doubt. Finding it yourself costs a few hundred dollars. Having a buyer find it costs you your negotiating position at the worst possible moment.
The part people skip
Most basement water problems in this metro are not foundation failures. They are water being delivered to the foundation by a downspout or a slope, and they are fixable for less than the cost of a decent appliance.
The expensive interior drainage systems are sometimes genuinely necessary. They are also sold hard to homeowners who had a fifteen dollar downspout problem. Start outside and work in, and get a second opinion before anyone jackhammers your floor.
